The property, known as Villa Batu Sisi, (the
property), is offered for holiday rental
subject to confirmation by the owner's agent
(the owner) to the renter (the client). |

To
reserve the property, the client should
complete and sign the booking form and
return it together with payment of the
initial non refundable deposit of 55 euros
(or equivalent in an alternative currency).
Following receipt of the booking form and
deposit, the owner/agent will send a
confirmation. This is the formal acceptance
of the booking. |

The balance of the rent is payable either in
cash on arrival or by money transfer or
credit card to be received not less than
four weeks before the start of the rental
period. If payment is not received by the
due date, the owner reserves the right to
give notice in writing that the booking is
cancelled. The client will remain liable to
pay the outstanding balance of the rent
unless the owner is able to relet the
property. In this case, clause 6 of these
conditions will apply. Reservations made
within four weeks of the start of the rental
period require full payment at the
time of the booking if payment is made by
bank transfer or credit card. |

Any chargeable expenses arising during the
rental period must be settled locally with
the owner/agent before departure. |

A
returnable security deposit of 100 euros (or
equivalent in another currency), payable on
arrival in cash only, is required to cover,
for example, damage to the property or it's
contents. However, the sum reserved by this
clause shall not limit the client's
liability to the owner. The owner will
account to the client for the security
deposit and refund the balance due within
two weeks after the end of the rental
period. |

Subject to clauses 2 and 3 above, in the
event of a cancellation a refund of the
amount paid will be made if the owner is
able to relet the property but any expenses
and/or losses incurred in doing so will be
deducted from the refundable amount. The
client is strongly recommended to arrange
Comprehensive Travel Insurance (including
cancellation cover) and to have full cover
for the party's personal belongings, public
liability etc.. |

The rental period shall commence at 2pm on
the first day and end at10am on the last day
unless alternative arrangements have been
agreed with the owner. The owner shall not
be obliged to offer the accomodation before
the time stated and the client will not be
entitled to remain in occupation after the
time stated. |

8 |
The maximum number of people to reside in
the property shall not exceed 7 unless the
owner has given written permission. The
owner reserves the right to charge
additional rent should the number exceed 7. |

9 |
The client agrees to be a considerate tenant
and to take good care of the property and to
leave it in a clean and tidy condition at
the end of the rental period. The client
also agrees not to act in any way that would
cause disturbance to those resident in
adjacent properties. |

10 |
The client shall report to the owner/agent,
without delay, any defects in the property
or breakdown in the
equipment, plant, machinery or appliance in
the property, garden machinery or swimming
pool and arrangements for replacement and/or
repairs will be made as soon as possible. |

11. |
The owner shall not be liable to the client
|
|
|
a)
For any temporary defect or stoppage in the
supply of public services to the property,
nor in respect of any equipment, plant,
machinery or appliance in the property,
garden or swimming pool. |
|
|
b)
For any loss, damage or injury which is the
result of adverse weather conditions, riot,
war, strikes or other matters beyond the
control of the owner. |
|
|
c)
For any loss, damage or inconvenience caused
to, or suffered by, the client should the
property be damaged or destroyed before the
start of the rental period. In any such
event, the owner shall, within 7 days of
notification to the client, refund to the
client all sums previously paid in respect
of the rental period. |

12 |
Under no circumstances shall the owner's
liability to the client exceed the amount
paid to the owner for the rental period. |

13 |
It
is expected that the client and his party
treat the staff at the property in a kind
and proper manner. |
